Precast T-Wall Sizes, Heights & Cost: A UAE Buyer’s Guide

Ultimately, all villas, farms, and warehouses in the UAE require something that shouts “this is mine” but does not resemble a fortress. Brick and block can do that, but it takes weeks to make them, requires plastering and makes your plot a construction site longer than anyone would like. Precast T-walls are all about avoiding all that!

Before you make your next boundary project decision, comparing precast T-wall sizes, heights and cost, this guide sheds light on how the system works, what heights are appropriate for various plots, and what really influences the price.

So what is a precast T-Wall?

Precast T-wall is a factory manufactured boundary wall system comprised of the primary elements, vertical columns and horizontal panels that fit between the vertical columns. The columns are so called because of their cross section, which is often T or H shaped, and thus has sufficient rigidity to support itself without additional bracing.

It is manufactured off-site in a controlled factory setting and columns and panels are delivered to the site and assembled. That’s the whole point of the system: a concrete system that is manufactured in a factory and assembled on-site quickly and securely with a concrete column in the shape of the letter H combined with horizontal planks which are internally reinforced with steel wire for added strength.

UAE suppliers have over relied on this system for a reason. It is appropriate to the rapid construction of the region and with the increased requirement for boundary walls in the UAE, some of the precast manufacturers in the UAE are finding that they must provide a full, economical engineering solution for palaces, villas, residential complexes, farms, and other facilities.

The standard size of a panel and column dimensions

Precast T-wall systems have more or less consistent proportions, although the exact specifications will vary from manufacturer to manufacturer. The standard’s columns are 8 feet long, 1 feet wide and 2 inches thick and are constructed of steel wires depending upon the load requirements. These columns are fitted with horizontal panels that fit into grooves so that they can be added one above the other layer by layer until the desired height of the wall is reached.

Precast walls are truly quick to put up, thanks to this modular design, when compared to brick or block. Panels are designed to save up to 40 per cent of cement, help to prevent cracking and make transport and installation much easier. Less heavy equipment is required on site with lighter panels, and fewer staff will be needed, keeping labour costs down.

Some UAE manufacturers take it a step further with insulated sandwich panels. These are made with two concrete layers separated by a continuous insulation layer with stainless steel connectors joining them, which is becoming common where energy-performance is an issue, such as at boundaries adjacent to occupied buildings.

Which Height is Your “Suitable” Height?

The most common spot that buyers encounter is height; typically, it’s because they don’t know the answer to the question “How tall should my wall be?”. Comparable precast industry data provides a good baseline here—about 77 percent of boundary wall projects are implemented at a height of six to seven feet, 16 percent are built up to eight feet, and the remainder is a mix of smaller or larger heights, such as 5, 9, or 10 feet.

In the UAE, rules are more significant in the decision than personal taste. According to Dubai Municipality’s landscape rules, the height of the boundary walls cannot be raised above that set by the original developer, and if they are to be added on top, they must be approved separately. That is, your community’s masterplan is typically the upper limit, rather than you.

This is common in neighbouring emirates, via parapet height rules. The building code in Ras Al Khaimah, for instance, states that after completed the parapet height must be at least one metre, but a maximum of 1.8 metres unless there are aesthetic reasons which justify the higher level of parapet, which is then approved separately by the municipality. These are not numbers from a bureaucratic whim, they are there for safety, and consistency, so check your community’s limit for your design before you finalize it.

Security and privacy requirements vary between industrial and farm boundaries and residential ones, which makes the latter get taller. Taller core walls are also sometimes used in palace compounds and large villa plots, where the house is topped with decorative caps or screens subject to the prior approval of addition.

What Actually Drives the Cost for Precast T-Wall 

Precast T-wall prices is not a fixed price per square foot you can find and use without any hesitation as it depends on a number of variables and suppliers in the UAE usually quote by running foot or by linear metre as the wall goes along the length of your plot.

The largest lever is the height. Strong seasonal winds and the vulnerability of the region to sandstorms create a real structural issue of wind loading for taller walls that will require more panels stacked on each column and more reinforced concrete, as well as deeper foundations.

Trim and decorate can easily be an expensive way to spend your money. A plain, factory-grey panel is less costly than a wall with textured surfaces, painted finishes, decorative column caps or an embedded logo — all of these are popular options found in villa communities and palace compounds in the UAE.

Although the initial cost of insulated panels is higher, they will recoup the investment over time. Constructing a sandwich panel, with an embedded insulation material, is easier to meet Dubai government’s energy performance requirement, as it must reach a specific requirement for a U-value, and has proven to be a successful investment: Energy requirements in Dubai can be met by lowering operating costs, and the investment can pay off quite quickly, typically within about six years.

The environment at a site is more of a factor than people realize. If the foundation elevations are not the same on either side of the wall, the same compound wall system can be used as a retaining wall, but it will require structural engineering expertise to account for soil pressure loads, which many suppliers don’t have.

These factors are crucial to price and since AEDs are only verified per metre the best way to go is to ask two or three UAE precast suppliers for itemised quotes for your specific height, length, and finish. A number taken from a generic online source often doesn’t accurately represent the price you will be charged for a particular plot.

Choosing the Right Precast Supplier for Precast T-Wall 

Not all suppliers are the same, and the UAE market is not one-size-fits-all, with a variety of scale and specialization.

Look at their project history for things that are similar. Scale and technical expertise are strong with larger suppliers such as Gulf Precast and Exeed Precast, while bespoke designs are favoured by customisation and client service skills offered by other suppliers. Match suppliers with the complexity of the project.

Specifically inquire about the structural engineering assistance. Even when your plot is uneven and requires a retaining structure, make sure that your supplier has structural engineers on staff, not all precast companies do.

Get several estimates with the same specification. Purchasing more than one estimate, checking certifications, and requesting site references before installation helps save time and money when it becomes time to install.

Take delivery distance into account. Local suppliers are likely to offer lower transportation costs and delivery times and while this may seem inconsequential in the short term, it can have a significant impact on large perimeter projects.

Not taking the community height test is common. If you are over the height limit that was approved for your development, you will have a permit rejections or have to redesign your wall which is 100% preventable if you just ask once.

Another frequent shortcoming is the lack of consideration for soil and terrain. If the wall is not designed to act as a retaining wall, it can develop structural problems in time if its foundation is not designed to accommodate uneven ground or soil pressure.

The lowest quote – sans scope – rounds out the list. The same total length of two quotes may contain very different specifications below the surface, such as panel thickness, reinforcement and finish, which all impact long-term durability.

The size and height of the wall depends not so much upon personal taste as upon the rules of your community, the topography of your plot and the purpose the wall is to serve.
